SPECIAL DESIGN DISTRICT

Much of the downtown commercial space is within the Storrs Center: Special Design District (SC:SDD), a designated zoning area with a set of zoning regulations that covers everything from signage to storefront paint colors. Ask your potential landlord if the space that interests you is part of the SC:SDD. If it is, the Mansfield Downtown Partnership recommends reviewing the SC:SDD Guidelines prior to leasing space. 

The Storrs Center: Special Design District was developed through years of planning, public input, and review and unanimous approval by the Town of Mansfield Planning and Zoning Commission. The goal of the SC:SDD is to guide the redevelopment of Downtown Storrs to ensure pleasant, varied storefronts and a mix of residential and commercial uses within a compact, pedestrian-friendly environment.

TRANSPORTATION & PARKING

Your future employees have many options for getting downtown. Four bus lines operate in Downtown Storrs: UConn, Windham Region Transit District (WRTD), CTtransit, and Peter Pan. All four lines make multiple daily stops at the Nash-Zimmer Transportation Center and each has additional, varying stops throughout downtown. Visit the Nash-Zimmer's website for more information about bus stops, schedules, and fees.

The Town of Mansfield is a Bicycle Friendly Community, and commuting by bicycle is growing in popularity. The Nash-Zimmer Transportation Center offers a Bicycle Commuter Club, where members have access to secure, indoor bike storage and lockers and showers and changing rooms. There are bike racks located outside of the Nash-Zimmer, on Betsy Paterson Square, and at various locations throughout Downtown Storrs.

Downtown Storrs is conveniently located within an easy walking distance of E. O. Smith High School, UConn, and several residential neighborhoods. 

The Downtown Storrs Parking Garage serves visitors, employees, and residents of downtown. For downtown employees, there are a limited number of monthly parking passes available for the garage. Contact LAZ Parking to inquire about the current availability of these passes.
